Well-known as SouthBayChad, licensed Realtor Chad Heitzler Fahlbusch has been recognized in the top 1% of all South Bay Realtors. He has sold more than $270 million in real estate during his 10 years in the business. “I believe my clients need three main things from me as their Realtor,” he says. “Detailed local market knowledge, strategic business and negotiation skills and the ability to utilize the most advanced real estate technology available.” A Palos Verdes native, Chad is married to Aimee, and they have two sons, Thatcher and Blake.
In what ways do you provide top-notch customer service?
“I offer five-star concierge service at every level. My listings sell on average within 30 days, because they show the best on the market. My home staging consultant, Sandra with Complete Staging, advises my sellers on how to present their home in the best way. First impressions are everything. Most importantly, I offer turnkey real estate services. Every home needs a different marketing strategy, and my team of local contractors, painters, handymen and mortgage brokers have been with me for 10 years. The ultimate goal is I want my clients to put the best product on the market so they can get the maximum sale price when their home sells.”
What is the biggest challenge facing your clients today?
“Simply put, 90% of the buyer pool is chasing 10% of the inventory on the market. I have had to re-invent the wheel and have become an `off market specialist,’ finding homes for my clients before they hit the open market. This requires me to be constantly networking in town and going the extra mile to get my clients the home of their dreams.”
What is most rewarding about your work?
“I never knew 10 years ago how rewarding it would be to work in the community that I live in. I get to see all of my clients all over town and every time it brings a smile to my face. Life in the South Bay is what people go on vacation to find and we get to call it home.”
